Market Update
As we head into fall, the Hamilton County market remains steady and active. Buyers are seeing more options as inventory and new listings continue to rise, while home values remain strong.
With the median sale price at $475,000, up 3% from last year, the market continues to show strength. Homes are spending a median of just 15 days on the market, showing that well-priced properties are still attracting attention.
As we move into the fall market, we're keeping an eye on how seasonal shifts, inventory, and interest rates shape the months ahead. For both buyers and sellers, strategy and preparation continue to be key.
A Note on Insurance
Unfortunately, many of our Central Indiana neighbors have been impacted by recent flooding and heavy rain. We want to help those who have been displaced, but it's also a good reminder for all of us to be prepared. I recently reviewed my own coverage with my insurance broker and added protection as my home and belongings have increased in value. It's worth taking a moment to make sure your coverage still fits your needs, too.
Here are a handful of things I genuinely wish every homeowner knew:
1. Your insurance is based on replacement cost, not what your home is worth
- Market value includes the land; replacement cost is what it takes to rebuild the structure.
- Don't insure the dirt — make sure your dwelling coverage could actually rebuild your home at today's prices.
2. Read your policy before you need it, not after
- Know your deductible and make sure it's an amount you could actually pay.
- Understand "actual cash value" vs. "replacement cost" for your contents — it changes what you get paid.
3. Document your stuff now
- A quick video walkthrough of your home and belongings takes ten minutes and saves hours of headache later.
- Keep receipts for big-ticket items. You can't claim what you can't prove.
4. If water damages your home, act in this order
- Safety first — don't enter standing water near electricity.
- Stop the water and document everything with photos and video.
- Call your insurer right away and get your claim number.
- Mitigate further damage (tarp, board up, move belongings) — those costs are often reimbursable.
- Don't throw damaged items away until your adjuster has seen them.
5. Ask your agent these three questions this week
- Is my dwelling coverage enough to rebuild at current prices?
- Do I have guaranteed or extended replacement cost coverage?
- Does my policy cover building code upgrades during a rebuild?
