Mid-Year Market Update: Hamilton, Boone &
North Marion County

We're nearly halfway through 2026, and the central Indiana market has shifted into one of its strongest stretches in years. After a slow winter, April brought the highest monthly sales total central Indiana has seen in four years, and median time on market dropped from the low 50s earlier this year to under two weeks. Well-priced homes are moving fast again.

Hamilton County continues to lead the region with a year-to-date median sale price around $459,750, the highest in central Indiana, up roughly 5-6% year over year. Carmel, Westfield, Fishers, and Noblesville remain in high demand for both updated existing homes and new construction.

Boone County is the area to watch. Inventory has loosened and the recent median came in around $390,000, creating a more balanced environment. Zionsville, Whitestown, and Lebanon continue to draw strong interest, helped by the LEAP district bringing new employers to the area.

North Marion County Meridian-Kessler, Broad Ripple, Williams Creek, Nora, and the northern townships are benefiting from buyers priced out of Hamilton County who want character homes and shorter commutes downtown. Regional inventory is up roughly 22% year over year, giving buyers more choice than they've had in some time.

This is the most balanced market we've seen since 2022. Sellers are still getting strong prices with the right preparation, and mortgage rates near 6% have brought more buyers off the sidelines.

School's out, the days are long, and summer is officially here. Whether you've got kids at home, grandkids visiting, or just a free weekend on the calendar, you don't have to fly anywhere to make it memorable. Some of the best vacation days happen close to home...no TSA lines, no rental cars, no eating gas station snacks for dinner. Here are ten ways to make the most of summer right here in central Indiana.

1. Float the White River. Rent a kayak, canoe, or tube from White River Canoe Company and spend the afternoon on the water. There are multiple access points between Noblesville, Carmel, and Fishers, so you can pick a short paddle or make a day of it.
2. Catch a concert under the stars. Ruoff Music Center's 2026 lineup brings in everyone from Dave Matthews Band to Phish to Meghan Trainor. Prefer something free? Try the Cool Creek Summer Concert Series in Westfield, Dillon Park in Noblesville, or the Nickel Plate Amphitheater in Fishers.
3. Spend the day at Conner Prairie. History comes alive on 1,000+ acres of interactive exhibits, animal encounters, and seasonal events. Don't miss the riverside overlook of the White River - one of the prettiest views in the county.
4. Hit the Monon Trail. The 26-mile paved path connects downtown Indianapolis through Broad Ripple, Carmel, and up to Westfield. Bike a stretch, grab lunch in Midtown or the Arts & Design District, and bike back.
5. Adventure at Strawtown Koteewi Park. This 750-acre park in northern Hamilton County has horseback riding, an archery range, and an aerial adventure course with ziplines through the treetops. Great for older kids and the young-at-heart.
6. Plan a festival weekend. Mark your calendar for Spark!Fishers (late June), Carmelfest over the Fourth of July, and the IndyGreek Fest later in the summer. Food, music, fireworks, and people-watching...all free or low cost!
7. Visit a local winery or brewery. The Rejoicing Vine near Zionsville specializes in sparkling wines, Woolly Yak Ranch & Winery in Arcadia, Field Brewing in Westfield, and Sun King Carmel all make for a relaxed afternoon. Many host live music on weekends.
8. Take the family to The Waterpark at Monon Community Center. Carmel's 3.5-acre aquatic park has a surf simulator, climbing wall, lazy river, and plenty of room for the kids to wear themselves out before dinner.
9. Patio-hop your way through dinner. Some of our favorites: Boathouse Kitchen & Swan Dive on Morse Lake, H Steakhouse in Westfield, Bub's Burgers in Carmel, Four Day Ray Brewing in Fishers, and The Friendly Tavern in downtown Zionsville.
10. Be a tourist in your own neighborhood. Walk the downtown squares in Noblesville, Zionsville, or Lebanon. Hit the Carmel or Zionsville Farmers Markets on Saturday morning. Spend an evening at Newfields' Beer Garden. Sometimes the best staycation is just slowing down and seeing your town with fresh eyes.
